Bridge Loans

Every loan is unique in and of itself, but generally speaking the terms fall into the following categories.

1st, 2nd and Mezzanine Loans

Loan Terms: 12 to 36 Months; Interest only payments

Loan Amounts: $500M to $70MM

Loan to Value: Up to 80% LTV

Interest Rates: As low as 6.99%

Lending Area: Nationwide

Ground Leases

We offer three tiers of ground leases tailored to the range you need.
First
Tier:
Ranges: $3MM and up: Small Commercial/Residential Investment Properties
* Capped at 70% LTV
* Rates starting at 6.99% + 1 yr Libor fixed for 2
* 10 year term
* 2 year prepay, 2% and up
* 3.5% origination fee to lender, plus 1% to B2
Second
Tier:
$10MM and up Commercial: All asset classes including Government property
* Capped at 50% LTV
* Capped at 25% of NOI, ( Net Operating Income)
* 4.99% Cap rate expected with modest annual bumps
* 99 year ground lease renewable for another 99 years
* Repurchase option at end of year 30 for 105% of initial sale price
Third
Tier:
High Leverage Ground Lease
* $20MM and up
* Capped at 70% LTV
* Capped at 50% of NOI, (Net Operating Income), of unique as Ground buyers typically cap
25% of NOI
* 5.50% Cap rate expected with modest annual bumps
* 99-year ground lease renewable for another 99 years
* If income drops below 1.3X coverage of ground rent, tenant deposit 1 years of rent in escrow.

Lease easily transferable with the property. No assumption processes. Perpetual financing no interest risk.

LLC, LP, DST and TIC Loans:
Loans against LP interest, LLC interest, TIC interest and DST interest with minority interest in commercial real estate nationwide.
