The under-valued property is within walking distance to the University of Michigan Stadium in Ann Arbor, MI. B2 Solutions Group was able to find the right fit in a Bridge lender that understood the property and its future opportunity from a fully developed 240-unit multi-family or just the value once the property had all of the site permits. The “as-is” value, pre-development, is 32% loan-to-value, making each stage of development – both pre- and post-development – more and more value. With this information, the lender decided that they also wanted to become a Joint Venture partner in the total project. This solution made sense for partners. Once they get the site permits, the sponsor will satisfy the bridge piece with a take-out via a HUD construction loan. The total bridge transaction totaled $1.8M between Bridge and joint-venture pre-development budget.
